The lot shall have any deep well or septic tank installed in accordance with the State of Georgia Health Department Standards and its inspections. All water well pumps and tanks shall be physically enclosed in a manner consistent with the home located on that lot. No fence shall be extended any further to the front of the lot than the front line of the dwelling. No television satellite shall be placed on the lot any further to the front of the lot than the rear edge of the dwelling located on the lot-this does not exclude a 34 inch or less diameter that is mounted on the back one-half of the house. No public roads are to be built across subject lot to access adjacent property or roads.

The above-described property includes all improvements, structures and buildings now situated thereon and all other structures and improvements that may hereafter be erected, constructed or placed thereon.
The debt secured by said deed to secure debt and note has been and is hereby declared due and payable in full because of default pursuant to the terms of said deed to secure debt and note. The indebtedness remaining in default, the sale will be made for the purpose of applying proceeds thereof to the payment of the indebtedness secured by the deed to secure debt, accrued interest, all expenses of the sale, and other sums secured by the deed to secure debt, including attorney’s fees, and the remainder, if any, shall be applied as required by law.
Said property shall be sold as the property of STEVEN P. NOTICE OF SALE UNDER POWER
Under and by virtue of the power of sale contained in that certain deed to secure debt from STEVEN P. TRIPP, Grantor, to STATE BANK OF COCHRAN, Grantee, dated April 30, 2007, and recorded in Book 574, Page 251- 254, Dodge County Deed Records, said deed to secure debt having been given to secure a promissory note, together with all other debts, extensions, renewals and future advances thereto, there will be sold by the undersigned at public outcry to the highest and best bidder for cash, before the courthouse door in Dodge County, Georgia, within the legal hours of sale, on the first Tuesday in December, 2011, the following described property, to-wit:
All that tract or parcel of land situate, lying and being in original Land Lot Number 294 in the 16th Land District of Dodge County, Georgia, containing one (1) acre of land, more or less, being more particularly shown and delineated in that certain plat of survey by Jim H. Ross, Dodge County Surveyor, dated April 22, 1992, which plat recorded in Plat Book 25, Page 53, in the Office of the Clerk of Superior Court of Dodge County, Georgia, is by reference incorporated herein and made a part hereof. Said lands are the same lands described in and conveyed by that certain deed from Dale Smith to Debra L. SUBJECT TO THE FOLLOWING RESTRICTIONS: The property shall be used for residential purposes only. No dwelling shall be situated closer than 40 feet back from the front line of the property, and there must be clearance of at least 10 feet from the property line on both sides of the residence, except for a corner lot on which a residence must be at least 25 feet from other property line adjoin-ing roads and at least 10 feet from other property lines. No horses or other form of livestock shall be kept on the property except that a horse may be kept if the lot is in excess of one (1) acre in size, and the fence retaining said horse is at least 100 feet set back from the front of the lot. No commercial enterprises are to be conducted on the property. All septic tanks installed are to meet local Health Department Standards.
