Said deed was given to secure the payment of a promissory note in the principal sum of $23,000.00 as well as any other debts now owing or hereinafter incurred by GERALD WILCOX and SONIA FLORINDA WILCOX or their assigns, together with all extensions and renewals thereof in whole or in part whether evidenced by a new note, extension agreement or otherwise.
The said GERALD WILCOX and SONIA FLORINDA WILCOX having defaulted in the obligations due on said note, MORGAN T. FORDHAM has declared the entire indebtedness secured by said deed to secure debt due and payable and the power of sale contained in said deed has become operative.
The undersigned, through its attorney at law, has given notice to bind the maker of said deed to secure debt and note for attorneys fees in the amount of Fifteen (15%) percent of the principal and interest all as provided for in said deed to secure debt and attorneys fees will be claimed.

TRACT TWO: All that tract of land containing 69.85 acres in the aggregate consisting of 30.73 acres in land lot 197 and 39.12 acres in land lot 198 of the 19th land district in Dodge County, Georgia, as shown by a plat of survey made by Jake D. Harrell, surveyor, dated April 20, 1995, recorded in Plat Book 2, page 135, Dodge County records, particularly described as follows: BEGIN at the east corner of land lot 197 being the north corner of land lot 198 and run thence north 45 degrees west 903 feet along the northeast lot line of land lot 197 separating the lands herein from the lands of Matthew Jones to a corner point; thence run south 45 degrees west 1475 feet along a fence line separating the lands herein from the lands of William L. Sawyer to a corner point; thence run south 44 degrees east 903 feet along the fence line separating the lands herein from the lands of William L. Sawyer to a point on the southeast lot line of Land Lot 197 (being the northwest lot line of Land Lot 198); Thence run south 45 degrees west 55 feet along the southeast lot line of Land Lot 197 (being the northwest lot line of Land Lot 198) thence run south 45 degrees west 55 feet along the southeast lot line of land lot 197 (being the northwest lot line of Land Lot 198); thence run south 45 degrees west 55 feet along the southeast lot line of Land Lot 197 (being the northwest lot line of Land Lot 198) separating the lands herein from the lands of William L. Sawyer to a corner point; thence run south 45 degrees east 1103 feet along a fence line separating the lands herein from the lands of Selph to a corner point; thence run north 45 degrees east 1545 feet along the northwest line of Land Lot 198; and thence run north 45 degrees west 1103 feet along the northeast lot line of Land Lot 198 separating the Lands herein from the lands of Milton Green to the point of beginning.
The debt secured by said deed to secure debt and note has been and is hereby declared due and payable in full because of default pursuant to the terms of said deed to secure debt and note. The indebtedness remaining in default, the sale will be made for the purpose of applying proceeds thereof to the payment of the indebtedness secured by the deed to secure debt, accrued interest, all expenses of the sale, and other sums secured by the deed to secure debt, including attorney’s fees, and the remainder, if any, shall be applied as required by law.
Said property shall be sold as the property of Angel E. Rodriguez & Andrea M. Rodriguez subject to any and all outstanding mortgages, ad valorem taxes, street improvements, easements, or other restrictions of record, if any. The undersigned will execute a deed under power of sale to the purchaser as provided in the deed to secure debt.

Plans are available as indicated. Payment of the correct amount must be made within 30 days of billing; such payments are not refundable.
Payment will be made to the contractor each calendar month based on the estimated work complete in place as prescribed by the standard specifications.
The State reserves the right to reject any or all bids.
