GEORGIA, DODGE COUNTY.
UNDER AND BY VIRTUE of that power of sale contained in that certain deed to secure debt from SUSIE KUNI of Dodge County, Georgia, dated July 7, 2004, and recorded in the Office of the Clerk of Dodge County Superior Court in Deed Book 485, Pages 93-94, the undersigned will sell at public outcry before the Courthouse Door in the County of Dodge, City of Eastman, Georgia, between the legal hours of sale to the highest and best bidder for cash on the first Tuesday in December 2010, the following described property, to-wit:
All that tract or parcel of land lying and being in Land Lot No. 85 in the 20th Land District of Dodge County, Eastman, Georgia, containing 6.29 acres and being more particularly described as Tract 2 according to a plat thereof made by W.P. Said deed was given to secure the payment of a promissory note in the principal sum of $24,713.09 as well as any other debts now owing or hereinafter incurred by SUSIE MAE KUNI or her assigns, together with all extensions and renewals thereof in whole or in part whether evidenced by a new note, extension agreement or otherwise.
The said SUSIE KUNI having defaulted in the payments due on one or more of said note(s), BANK OF EASTMAN has declared the entire indebtedness secured by said deed to secure debt due and payable and the power of sale contained in said deed has become operative.

TO WHOM IT MAY CONCERN, Heather Winans and Michael Propstien natural parents of said child and any other party claiming to have parental interest in said minor child born to Heather Winans.
YOU ARE NOTIFIED that the above styled action seeking the termination of the parental rights of the parents of the named child was filed against you in said Court on the 18th day of November, 2010 by reason of an Order of Service by Publication.
YOU ARE HEREBY COMMANDED AND REQUIRED to appear before the Juvenile Court of Dodge, County, Georgia in Eastman, Georgia on the 3rd day of February, 2010 at 10:00 A.M. The hearing is for the purpose of determining whether your parental rights should be terminated. The effect of an order terminating parental rights under O.C.G.A. Section 15-11-93 is without limit as to duration and terminates all the parent’s rights and
obligations with respect to the child and all rights and obligations of the child to the parent arising from the parental relationship, including rights of inheritance. The parent whose rights are terminated is not thereafter entitled to notice of proceedings for the adoption of the child by another, not has the parent any right to object to the adoption or otherwise to participate in the proceedings.
A copy of the petition may be obtained by the parents from the Clerk of the Juvenile Court at Dodge County Courthouse, Eastman, Georgia, during regular business hours, Monday through Friday, 8:30 o’clock a.m. until 5:00 o’clock p.m. exclusive of holidays. A free copy shall be available to the parent. Upon request, the copy will be mailed to the requester-parents or alleged parents only. The child is in the present physical custody of the Petitioner, the Dodge County Department of Family and Children Services.
The general nature of the allegations is termination of the parental rights.
YOU ARE FURTHER NOTIFIED that while responsive pleadings are not mandatory, they are permissible and you are encouraged to file with the Clerk of this Court and serve upon Petitioner’s attorney, Sarah Tipton-Downie, Attorney at Law, P.O. Box 926, Vidalia, Georgia 30475, an answer or other responsive pleading within sixty (60) days of the date of the order for service by publication.

NOTICE OF FORECLOSURE
GEORGIA, DODGE COUNTY.
UNDER AND BY VIRTUE of that power of sale contained in that certain deed to secure debt from SUSIE KUNI of Dodge County, Georgia, dated July 7, 2004, and recorded in the Office of the Clerk of Dodge County Superior Court in Deed Book 485, Pages 93-94, the undersigned will sell at public outcry before the Courthouse Door in the County of Dodge, City of Eastman, Georgia, between the legal hours of sale to the highest and best bidder for cash on the first Tuesday in December 2010, the following described property, to-wit:
All that tract or parcel of land lying and being in Land Lot No. 85 in the 20th Land District of Dodge County, Eastman, Georgia, containing 6.29 acres and being more particularly described as Tract 2 according to a plat thereof made by W.P. Johnson & Associates, Registered Land Surveyor No. 1713, on January 25, 2001, recorded at Plat Book 31, Page 88, Dodge County Land Records, said plat being incorporated herein for all legal purposes. The said SUSIE KUNI having defaulted in the payments due on one or more of said note(s), BANK OF EASTMAN has declared the entire indebtedness secured by said deed to secure debt due and payable and the power of sale contained in said deed has become operative.
The undersigned, through its attorney at law, has given notice to bind the maker of said deed to secure debt and note for attorneys fees in the amount of Fifteen (15%) percent of the principal and interest all as provided for in said deed to secure debt and attorneys fees will be claimed.
